New to Canada Mortgages · Vancouver Island & BC
New to Canada? Your first home here is closer than you think.
Buying a home in a new country can feel intimidating, especially when the mortgage process is unfamiliar and your credit history may only be starting to build. The good news is that Canadian lenders have programs designed specifically for newcomers.
Being new to Canada does not mean homeownership has to wait. It means your application needs the right approach, with a broker who understands these programs. Since 2009, I have guided newcomers across Vancouver Island and all of BC, in clear, patient language.

Can I get a mortgage if I am new to Canada?
Yes. Canadian lenders offer programs built specifically for newcomers, including permanent residents and, in many cases, work permit holders. Being new to Canada does not mean you cannot buy. It means your application needs the right approach.
Do I need a Canadian credit history to qualify?
It helps, but a limited history is not necessarily a barrier. Some newcomer programs can work with a shorter Canadian credit history or alternative proof of how you manage payments. I will explain what your situation allows.
Can I qualify on a work permit?
In many cases, yes. Certain lenders offer options for work permit holders. The details depend on your permit and your circumstances, and I will walk you through exactly what is possible.
Can I use money I brought from another country as my down payment?
Yes, though lenders will want to confirm where the funds came from. I will explain exactly what documentation you need so your down payment is verified smoothly.
Do I have to live near Port Alberni to work with you?
Not at all. My process is fully virtual, so I help newcomers across Vancouver Island and all of British Columbia through phone, video, secure document uploads and electronic signatures.
