Sometimes the right home needs a little work. A Purchase Plus Improvements mortgage lets you finance renovations as part of your purchase, so the cost is spread over your mortgage at mortgage rates instead of sitting on a credit card or line of credit. You get quotes for the work up front, and the improvement funds are released by your lawyer once the renovations are complete. It is a great option for buyers who see the potential in a home that is priced below its move-in-ready neighbours.

How much home can I afford?
It comes down to your income, your existing debts, your down payment and your credit, measured against the lender's limits and the stress test. I will review your full picture and give you a clear, realistic budget so you shop for homes you can comfortably buy.
Should I get pre-approved before I start looking?
Yes, always. A pre-approval tells you your true price range, locks in a rate hold that protects you if rates rise, and makes your offer stronger. It turns house hunting from a guessing game into a confident search.
Should I choose a fixed or variable rate?
There is no single right answer. It depends on your comfort with payment changes, your cash flow, and how long you plan to stay in the home. I will explain the trade-offs clearly and model both for your situation.
Can I buy a home before I sell my current one?
Often, yes. If your current home is firmly sold, bridge financing will allow you to use the equity from that sale toward your new purchase when the two homes close on different dates. It covers the short gap until the sale of your current home closes and those funds become available. I will walk you through whether this fits.
Do I have to live near Port Alberni to work with you?
Not at all. My process is fully virtual, so I help buyers across Vancouver Island and all of British Columbia through phone, video, secure document uploads and electronic signatures.
What is mortgage default insurance and do I need it?
If your down payment is less than 20%, you are required to purchase mortgage default insurance (CMHC, Sagen, or Canada Guaranty). This protects the lender — not you — but it does allow you to purchase a home with a smaller down payment. The premium is added to your mortgage balance. I will explain exactly what this costs and whether it makes sense for your situation.
Can I finance renovations into my mortgage when I buy?
Yes, through a Purchase Plus Improvements mortgage. It lets you roll renovation costs into your mortgage at the time of purchase, so the work is financed at mortgage rates rather than on a credit card or line of credit. One thing to know up front is that the improvement funds are not advanced at closing. You get quotes for the work beforehand, and your lawyer releases the funds once the renovations are complete and verified. I will walk you through how it works and whether it fits your purchase.
