Can I keep my home after a separation?
In many cases, yes. A spousal buyout lets you refinance to buy out your former partner's share, and support payments can sometimes be counted as income to help you qualify. The right answer depends on your specific numbers, which I will review with you privately.
How does a spousal buyout work?
One partner refinances the home to buy out the other's share. Under a special program, this can be treated like a purchase rather than a standard refinance, which may let you access more of the home's value. It generally requires a signed separation agreement, and I will guide you through it.
Can I qualify for the mortgage on my own income?
Often, yes, and support payments can sometimes be included. How your debts are divided in your agreement also affects your ratios. Because every situation is different, the most useful first step is a private review of your numbers.
Should I get mortgage advice before signing my separation agreement?
Yes, and this is important. The way your agreement is written can affect what you qualify for afterward. Talking to me before it is finalized helps ensure you are not agreeing to something you cannot actually carry.
Do I have to live near Port Alberni to work with you?
Not at all. My process is fully virtual, so I help self-employed clients across Vancouver Island and all of British Columbia through phone, video, secure document uploads and electronic signatures.
