Self-Employed Mortgages · Vancouver Island & BC
Self-employed does not mean unqualified. Let's build your file the right way.
If you are self-employed, you have probably heard that getting a mortgage is harder for you. Not because you cannot afford a home, but because your income does not show up on a simple pay stub, and the tax planning that saves you money can make your income look smaller than it really is.
The key is knowing how to present your income properly and which lenders understand business-for-self borrowers. Since 2009, that is exactly what I have done for self-employed clients across Vancouver Island and all of BC.

What we cover together
Your income, presented the way lenders want to see it.
Why work with me
I know how to present your income and where to send it.
Every lender reads business income differently. Some use net income, some use gross revenue, some offer programs built specifically for self-employed borrowers. I know which of my lenders fits your situation, so we apply where you are most likely to succeed, and your smart tax planning does not work against you.
You work directly with me, and because my process is fully virtual, I help self-employed clients across the Island and all of BC.

Common questions
Self-employed questions I am asked all the time

Can I qualify for a mortgage if I am self-employed?
Yes. Being self-employed simply means your income needs to be presented the way lenders want to see it. I have helped many self-employed clients qualify by structuring their application correctly and matching them to a lender who understands business-for-self income.
What income documents will lenders require?
Most lenders want about two years of history, supported by your T1 Generals, Notices of Assessment, and business financial statements. Some also consider business bank deposits. I will tell you exactly what to gather before we apply.
How do lenders calculate self-employed income?
It varies. Some use your net business income, some use a share of your gross revenue, and some offer programs built for self-employed borrowers. Choosing the right lender for how you earn can make a real difference in what you qualify for.
What if my taxable income is lower than what I actually earn?
This is very common for business owners, and there are lenders and programs designed for it. I know how to present your true earning picture and which lenders will read it favourably.
Do I have to live near Port Alberni to work with you?
Not at all. My process is fully virtual, so I help self-employed clients across Vancouver Island and all of British Columbia through phone, video, secure document uploads and electronic signatures.
