Should I renew with my current lender or shop around?
Rarely should you simply sign the first offer. Your lender is counting on your inertia, and it is often not their best rate. Since your renewal lets you move without penalty, it is worth having me compare multiple lenders and review your goals before you sign.
When should I start looking at my renewal options?
About four months before your maturity date. Starting early lets me secure a rate hold and shop your options without pressure, so you are never stuck signing at the last minute.
Does switching lenders at renewal cost anything?
A straight switch or transfer is often low cost or no cost, because many lenders cover the legal and appraisal fees to earn your business. If your goals call for a refinance instead, there may be costs, which I explain clearly before you commit.
Will I have to requalify if I switch lenders?
Yes. Moving to a new lender means they treat your mortgage as a new application, so you requalify based on your current income, credit and the stress test. For most people this is straightforward, and I guide you through it. Staying with your current lender avoids requalifying.
Do I have to live near Port Alberni to work with you?
Not at all. My process is fully virtual, so I help homeowners across Vancouver Island and all of British Columbia through phone, video, secure document uploads and electronic signatures.
