New to Canada? Your First Mortgage in BC, Explained
Buying a home in a new country can feel intimidating, especially when the mortgage process is unfamiliar and your credit history here may only be starting to build. The good news is that Canadian lenders have programs designed specifically for newcomers, and homeownership does not have to wait.
The short version: being new to Canada does not mean you cannot buy. It means your application needs the right approach, with a broker who understands the newcomer programs. Whether you are a permanent resident, a new Canadian, or here on a work permit, there are options built for you.
Newcomer Programs Exist for a Reason
Lenders offer programs built specifically for people who are new to Canada, including permanent residents and, in many cases, work permit holders. These programs recognize that you may not have years of Canadian financial history yet, and they are designed to help you buy anyway. Knowing which program fits your situation, and which lender to approach, is a big part of what I help with.
What About Credit History?
If your Canadian credit is still building, do not assume that rules you out. Some newcomer programs can work with a shorter Canadian credit history or with alternative proof of how you manage payments, such as rent and utility records. I will explain exactly what your situation allows and how to put your strongest application forward.
Your Down Payment, Including Funds From Abroad
You can absolutely use money you have brought from another country as your down payment. Lenders will simply want to confirm where the funds came from, usually with documentation showing the source and the transfer. Knowing these requirements up front is how we keep your purchase moving smoothly and avoid delays. I will tell you exactly what to gather.
The Process Is the Same, Done the Right Way
Once your application is structured correctly, the rest of the mortgage process works just like it does for anyone else. My role is to explain each step in plain language, so nothing about buying in a new country feels confusing or uncertain. And because my process is fully virtual, I help newcomers settling anywhere in BC.
